We’re in need of additional properties

To accommodate our network of clients seeking serviced accommodation, for stays ranging from a few nights to several months. Our approach to short-term lets is highly flexible.

Working closely with property owners, we ensure they have the freedom to use their own property whenever they desire, whether for special occasions or personal use during vacant periods. There are no restrictions on owners utilising their properties, and we’re here to assist in making such arrangements run seamlessly.

Setting ourselves apart from many agents, we utilise multiple platforms for advertising, providing properties with extensive global exposure. In addition to our website, we list on popular platforms like Airbnb and Booking.com.

Beyond offering comprehensive short-term letting services, we extend our reach through affiliated organisations specialising in various aspects of property management. This comprehensive approach ensures landlords have peace of mind, knowing that every aspect, from cleaning to maintenance, is handled efficiently and cost-effectively.

Our affiliated organisations include:

  • Toast Housekeeping: Fulfilling all cleaning needs, from one-time cleans to scheduled contracts. Providing interior refurbishments and refreshes to prepare properties for rental.
  • Toast Interiors: Providing full interior refurbishments or a smaller interior refresh – to prepare properties for rental.

Full Management Service

From 25% of gross income (+VAT) plus cleaning and maintenance costs on the basis of invoices.

If you want your property to generate income with minimal effort and stress, our comprehensive management service includes:

  • Advertising the property.
  • Access to Lets required by our network of clients.
  • Managing the enquiries and bookings.
  • Taking payments.
  • Arranging check-ins.
  • Identifying and remedying minor maintenance issues before and after every Let.
  • Management of and arranging payment for full cleaning of the property including refilling the consumables such as milk, tea, coffee, toiletries and cleaning products.
  • 24 hour call out to ensure the Landlord will not be contacted by clients.
  • Monthly itemised breakdown of lettings with monthly payment by bank transfer direct to the Landlord’s account.
  • Obtaining estimates, instructing, supervising and payment of maintenance contractors as required.
  • Organising and diarising the various safety requirements such as Landlord’s gas certificates and EPC.
  • Organising the furnishing of the property if required.
